Nine Year Deadline for Residential Rentals has Expired

A court ruling on residential rentals stipulated that the nine-year deadline under the new rental law program expired on December 28, 2023.

The judicial ruling was issued by Judge Reine Abi Khalil, who presides over rental lawsuits in Beirut.

The ruling concluded with an eviction order in a lawsuit filed by two landlords against a tenant who argued that the nine-year period was governed by the law enacted in February 2017, however the court deemed the law effective as of December 28, 2014.

In a statement to "Lebanon Debate," Patrick Rizkallah, head of the Rented Buildings Owners Syndicate, characterized the ruling as one of many issued on this matter.

He urged tenants to negotiate new terms with landlords and cautioned against incitement targeting property owners.

Rizkallah added: “After 40 years of injustice, now time for landlords to reclaim their rights.”

Rizkallah urged tenants to acknowledge that the residential rental law has expired and emphasized the necessity of paying fair allowances to landlords.

He also appealed to caretaker PM Najib Mikati to publish the law on rents for non-residential places in the Official Gazette and to rectify the administrative error that caused confusion and deprived landlords of their rights.
